We’re expecting a flood of home buyers to come up from the Bay area very soon. They’re going to come to your neighborhood looking for homes, but why should you care about this?
  1. Bay area buyers are used to a much higher price point, so your home is highly desirable due to its comparative value.
  2. Bay area buyers often have a lot of cash, which makes the loan process much easier and your closings much quicker.
If you consider the fact that we’re still in a seller’s market on top of these hungry hordes of bay buyers, you’re in prime position to sell your home for top dollar, and likely above the listed price. You can command a higher price and get away with it!

You can name your price right now.

All you need to do is to get in touch with a great agent and we will set you up on the path to a successful transaction. I look forward to hearing from you!

Today, I’ll share four clever ways to sell your Sacramento home quickly this year.
  1. Price your home right. Shoot for a price close to the property’s value. Compare your homes to others on the MLS or call a Realtor to conduct a market analysis. Buyers will know if your home is overpriced.
  2. Stage your home. Present your home in the best light possible. A professional stager helps your home shine, especially in photographs used to accompany your online listing.
  3. Time the sale. Traditionally, the springtime and early summer are excellent times to list your home. This becomes more relevant this year, because we’re experiencing a presidential election later this year. It’s warming up in the area, so reach out to me!
  4. Target millennials. In 2016, it’s a safe bet to market directly towards those between the ages of 18 and 34. I’d be happy to help you think of strategies to advertise and appeal to millennials.

Today, I want give you a brief rundown of the latest Sacramento market statistics. Let’s jump right in.

In Sacramento County, we have only 1.6 months of inventory as of February, and the average days on market is only 37 days. In Placer County, we have 2.5 months of inventory and the average days on market is only 49 days. The question is, what do these numbers mean for you?

Any amount of inventory under three months is a hot seller’s market. In this kind of market, there are many more buyers than there are homes for them to buy, which is a great advantage for sellers. We’re just now entering the spring market, and things are about to really heat up. Now is the time everyone is out there buying, so it’s a perfect time to list your home for a higher price and reap the rewards of great market conditions.
